Commission Agenda Memorandum Item 10a for the Port of Seattle Commission meeting of October 25, 2022, authored by Jeff Moken (Interim Director, Aviation Business and Properties) and Eileen Francisco (Director, Aviation Project Management Group). Requests Commission authorization for Executive Director to: (1) increase program budget by $100 million to $500 million total for the SEA Gateway/North Main Terminal Redevelopment Program (C801204); (2) authorize an additional $159.5 million for Phase A construction ($75M Phase A construction, $36M Phase B enabling construction, $27.5M Port and Alaska staff costs, $21M Port-held contingency); and (3) execute a Tenant Reimbursement Agreement (TRA) with Alaska Airlines, Inc. Phase A develops approximately 24,500 sq ft of Bridge/Promenade level space at Seattle-Tacoma International Airport, including baggage handling system modifications, selective demolition, regulated materials abatement, relocation of three ticketing-level doors, and tenant relocations. Phase B scope includes reconfiguration of Security Screening Checkpoint #5 (SSCP#5) to 6 side-by-side lanes. Project uses Progressive Design Build (PDB) delivery method.
