City of Des Moines, WA City Council agenda item (November 9, 2023) for application LUA2022-0044, Des Moines Creek Business Park West Master Plan, involving parcels 0922049042 and 0922049303 west of 20th Avenue South and north of South 216th Street in the Business Park Zone (B-P). Proposed project is a 402,380 SF industrial building with 386 parking stalls, truck and car driveways, and a new trail on 30 acres. Staff recommends City Council remand the Master Plan decision to the Hearing Examiner per DMMC 18.240.160(3) and DMMC 18.20.030 and RCW 36.70B, consolidating with a required Title 16 DMMC Variance for filling ravine sidewalls and realigning a stream. Additional approvals required include Critical Areas Review, SEPA Review, Lot Line Adjustment, Design Review, and Grading Permit. City Attorney concurs with remand recommendation.
