NEST Study (New Economic Strategy Triangle Partnership) December 2004 report examining eight underutilized properties near Seattle-Tacoma International Airport in South King County. Produced by the Central Puget Sound Economic Development District in cooperation with the Puget Sound Regional Council and GVA Kidder Mathews. Partnership formed in 2003 by Cities of Burien, Des Moines, and SeaTac, and the Port of Seattle; funded by U.S. Economic Development Administration grant #07-69-05316 ($96,900). Study analyzes market conditions, infrastructure sufficiency, vehicle access, financial feasibility, highest and best use, and job creation estimates for properties including Des Moines Creek #1, Des Moines Creek #2, Borrow Site #3, South 200th Street Parcels, Borrow Site #4 Remnants, NESPA #1, NESPA #2, NESPA #3, and 55 Acre Parcels. Preliminary development plans and pro forma analyses prepared for feasible properties.
